Buying or selling a home is often described as one of the most traumatic events in life. 

Even renting a property can be full of unforeseen problems. At Wortley Byers we anticipate problems and find solutions to them before they give you unnecessary headaches. And we protect your interests when selling and ensure all mortgages are fully discharged.

We give every client a clear understanding of the contracts, obligations, liabilities and benefits of a sale or purchase. If there are elements we can’t control or any delays we will explain why and offer solutions. There are many issues to be considered in a property transaction, such as the legal title of the property, mortgage obligations, searches and enquiries. We review all of them to provide a comprehensive report and understanding of the transaction.

Everyone’s requirements are different, so we deal with everything on an individual basis to address your specific concerns. You will be advised by qualified people and provided with the attention you need, including direct phone and email contact with the person acting on your behalf.

We have many years experience acting for freehold and lease hold property buyers, sellers, landlords and tenants throughout England and Wales, with solicitors and licensed conveyancers who can provide estimates of legal fees and expenses, and provide supporting information.

You can receive and keep copies of all relevant documents and be provided with full copies of the deeds after registration at the Land Registry.

PRICING

 

Our fees for a typical house purchase or sale are based upon the property value and for a simple transaction:

 

Property value up to £400,000:

           Fees £850.00 + VAT £170.00 = £1,020.00

 

Property value from £400,000 up to £2 million:

           Fees starting from £950.00 + VAT £190.00 = £1,140.00 to £2,000.00 + VAT £400 = £2,400.00

 

Property value above £2 million:

            Fees starting from £2,500.00 + VAT £500.00 = £3,000.00

 

Residential property re-mortgage – fees typically between:

            Fees starting from £500.00 + VAT £100.00 = £600.00 to £750.00 + VAT £150.00 = £900.00

 

These figures may however vary in cases with special complications. That is why we will always give you an individual cost estimate at the start of the transaction, taking into account the actual features of your sale or purchase. We will set out in writing the estimate for our fees, VAT and disbursements and what work we will do for you, including assumptions and exclusions. We will always advise you immediately about any complications and discuss the potential impact on price before any additional charges are incurred.

 

Disbursements are in addition to the costs and VAT mentioned above and are expenses which we incur on your behalf to undertake the work which we carry out. Such as:

 

In a residential property purchases, these are likely to be:

             Stamp Duty Land Tax, Land Registry fees and search fees

 

In a residential property sale, these are likely to be:

             Land Registry fees for official copies, management company fees (where the property is leasehold), defective title insurance or duplicate copies of consents

 

In a residential property re-mortgage, these are likely to be:

             Land Registry fees, search fees and (where leasehold) management company fees, defective title insurance or duplicate copies of consents

 

The work we do on your behalf will be carried out at each of our offices by teams of qualified lawyers – solicitors, legal executives or licensed conveyancers. The typical timescale for a property sale or purchase will depend upon a number of factors, many of which will be outside of our control. On average this typically takes between 6 and 12 weeks from start to finish in a simple transaction.

 

Our Residential Property Department hourly rates are:

 

Anne Elliss (Partner) - £275 plus VAT

Pat Astell Wood (Assistant Solicitor) - £240 plus VAT

Natacha Gomes (Assistant Solicitor) - £230 plus VAT

Kirsten Vincent (Licensed Conveyancer) - £150 plus VAT
